The Zoning By-law regulates the use, size, height, density, and location of buildings on properties within the City. The purpose of the Zoning By-law is to regulate what, where, and how much you can build on a property. These By-laws are made up of:

  • Maps - called "Schedules" identifies the property's zone type and category. Zones range from residential to commercial to industrial to environmental protection as well as institutional.
  • Words and Numbers - called "regulations" or "provisions" state how land may be used, where buildings and other structures can be located, the types and heights of buildings that are permitted, the lot sizes and dimensions, parking requirements, and setbacks from the street.

Current Zoning By-law

The City of Orillia's current Zoning By-law is Zoning By-law 2014-44, as amended.

Historical References

The first Zoning By-law in the City of Orillia came into effect on May 7, 1956 which was followed by:

  • Zoning By-law # 4136 (in effect from Aug. 20, 1963 to July 30, 1974)
  • Zoning By-law # 1973-100 (in effect from July 31, 1974 to Feb. 15, 2004)
  • Zoning By-law #2004-20 (in effect from Feb. 16, 2004 to May 15, 2005)
  • Zoning By-law #2005-72 and Schedules. (into effect on May 16, 2005 to June 1, 2014)
