TAKE NOTICE that the Council of the Corporation of the City of Orillia will hold a Public Meeting (in-person) on December 14, 2023, at 3:00, or as soon thereafter as the matter can be dealt with, in the newly renovated Council Chambers, Orillia City Centre, 50 Andrew Street South, to consider the following Zoning By-law Amendment Application:

Subject Property: 625 & 643 Atherley Road & 642 Driftwood Road
The subject property is designated “Living Area – Intensification Area” in the City’s Official Plan and is currently zoned “Residential Four Exception One – Intensification” (R4-1i), in part, “Residential Two – Intensification” (R2i), in part and “Mixed Use Intensification Exception One” (C4i), in part under the City’s Zoning By-law 2014-44, as amended.
Purpose and Effect:
The purpose and effect of the proposed Zoning By-law Amendment is to rezone the subject lands from the above noted zones under a unified Residential Five Intensification Exception Zone “R5-XXi” which reflects Apartment Building Development Standards along with the following zone exceptions:
- To permit an 8-storey, 30.0m height permission, whereas the Zoning By-law only permits 12.5 m (4 Storeys).
- To permit parking area in a yard adjacent to waterbody (Lake Simcoe), currently not permitted and;
- To permit a reduced eastern interior side yard setback to a slightly raised underground parking facility (whereas the apartment building shall comply).
PROPOSAL:
The application proposes to construct one (1) new L-shaped Apartment Building at varying heights, starting at 4 storeys, and proceeding to a full 8 storeys in height adjacent to Atherley Road. The building will contain 45 dwelling units and 95 parking spaces. The property has frontage on Lake Simcoe and will maintain the 30m natural buffer area.
