TAKE NOTICE that an application has been received from Jennark Homes (Agent: ISM Architects, Owner: Plan 1203 Orillia Holdings Inc.) for a proposed Zoning By-law Amendment (File No. D14-806) pursuant to the provisions of the Planning Act, as outlined below.
AND TAKE NOTICE that the Council of the Corporation of the City of Orillia will hold a Public Meeting on Monday, April 14th, 2014 at 5:30 p.m., in the Council Chambers, Orillia City Centre, 50 Andrew Street South, to consider a Zoning By-law Amendment application by Jennark Homes pursuant to the provisions of the Planning Act as follows:
Description of the Land:
The subject property is located on the east side of Mississaga Street West, between Eleanor Road and Walker Avenue, and is known municipally as 1038 Mississaga Street West.
Purpose and Effect of the Proposed Zoning By-law Amendment:
The subject land is designated as “Living Area – Stable Neighbourhood” in the City’s Official Plan. The property is currently zoned “Second Density Multiple Residential Exception Sixteen Hold” (RM2-16(H)), and “Environmental Protection Exception Two” (EP-2) under the City’s Zoning By-law 2005-72, as amended.
The propose of the proposed Zoning By-law Amendment is to rezone the property to “Second Density Residential Exception” (R2-#) and “Environmental Protection” (EP), to permit twenty-two (22) Duplex Dwellings on parcels with Lot Frontages ranging from 11.33 metres to 15.52 metres and Lot Areas ranging from 370.37 square metres to 616.79 square metres. The Duplex Dwellings are intended to be accessed by way of a private condominium road, and respectively located on parcels of tied land (POTLs).

There are no other related applications under the Planning Act in process which apply to the subject lands.

Oral and Written Submissions – Appeal:
If a person or public body does not make oral submissions at a Public Meeting or does not make a written submission to the Council of the Corporation of the City of Orillia before the proposed Zoning By-law Amendment is passed, the person or public body is not entitled to appeal the decision of the Council of the Corporation of the City of Orillia to the Ontario Municipal Board.
If a person or public body does not make oral submissions at a Public Meeting, or does not make a written submission to the Council of the Corporation of the City of Orillia before the proposed Zoning By-law Amendment is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so.
Individuals who make written submissions should be aware that their submission and any personal information in their correspondence will become part of the public record and made available to the Applicant, Committee and Council.
