Property Compliance

A property compliance report provides key information about a property’s zoning, permitted uses, setbacks, and building compliance. These reports are often requested by lawyers, mortgage lenders, and prospective buyers as part of real estate transactions. The City does not provide land surveys, to obtain a survey refer to Land Surveyors of Ontario website.

Property information can only be released to the property owner or a lawyer acting on their behalf. If you are not the owner, you must provide a signed authorization form from the owner. 

Request a property compliance report 

Submit your request online via our Public Portal under "Other Permits." 

Processing time: 

  • Standard (5-7 business days): $278.91 per roll number 

  • Rush service (1-2 business days): $384.91 per roll number 

Payment Options: 

  • In-person using cash, debit, or cheque 

  • Online credit card payment (by request only) subject to a 2.4% convenience fee 

What is in a compliance report

A compliance report is often used when buying or selling a property, applying for a mortgage, or planning renovations or redevelopment. It helps confirm that the property meets zoning and building rules. 

Information about tax and water payments and Fire Code compliance is not included and must be requested separately.

  • Active Building Permits issued under the Building Code Act 

  • Outstanding inspections under an active Building Permit 

  • Issuance of Occupancy Permit 

  • Any outstanding Building Code Act Orders 

  • Official Plan designation 

  • Current zoning and compliance with proposed use 

  • Pending zoning changes (if applicable) 

  • Compliance with setback regulations (if a current survey is provided) 

  • Whether the property has heritage significance
