Short-Term Rental Accommodation Licences
The City regulates short-term rental accommodations (STRAs) to ensure safety, minimize disruptions, and support responsible hosting. Any dwelling rented for fewer than 28 consecutive days in Orillia must be licensed annually (not including a bed and breakfast that complies with Zoning By-law 2014-44).
Apply early to avoid delays, submit your application well in advance of January 1 each year. A 4% Municipal Accommodation Tax (MAT) applies.
Report a problem with a short-term rental
Concerns regarding a licensed STRA in Orillia should first be directed to the responsible person listed for each location. If the responsible person takes no action, see the agency list for various types of concerns.
Required to apply
- Insurance Certificate ($2 million liability minimum per occurrence for property damage and bodily injury, must list “short-term rental accommodation”)
- Floor plan and site diagram
- Signed Licensee Code of Conduct and Acknowledgement.
- Articles of Incorporation (if property is owned by a corporation)
- Wood Energy Report (if using wood-burning appliances, dated within five years)
- Septic Pump-Out Proof (if applicable, dated within five years)
- MAT Compliance Report (for renewals)
Cost
Licence fees are outlined in Chapter 730 of the City of Orillia Municipal Code. The 4% Municipal Accommodation Tax (MAT) applies to all STRAs. You must submit a MAT Compliance Report annually to renew your licence. Questions? Email OrilliaMAT@orillialakecountry.ca.
STRA regulations and inspections
All STRAs require two inspections before a licence is issued:

Property Standards Inspection – General condition and safety compliance.

Fire Inspection – Smoke alarms, fire extinguishers, CO detectors, etc.
An inspection checklist must be completed by a City inspector to meet standards.
Licensed short-term rentals in Orillia
In accordance with Chapter 730, all licensed STRAs are listed publicly, along with their designated "Responsible Person" for compliance. The City caps STRAs at 150 active licences at any time. Only one STRA is allowed per property.
