Septic Maintenance Program

Maintaining your septic system is essential for protecting drinking water, the environment, and your property. The City's Septic Maintenance Program ensures systems are functioning properly to prevent contamination.

Septic inspections

If you have a private septic system in Orillia, it must be inspected every five years. Properties connected to City sewers are exempt. If your property is due for inspection, you’ll receive a letter with details. You don’t need to be home for the inspection.

You may be exempt from inspection if your septic system was installed within the last two years, or you have an Advanced Treatment Unit (must submit a current service agreement and annual service reports).

During an inspection

The City checks for signs of damage or malfunction, including:

  • Standing water near the septic bed
  • Sewage odours
  • Cracked septic tanks or soil erosion
  • Outdated components, such as steel tanks or failing drainage systems

If issues are found: You’ll receive a report with required repairs and a deadline.

If your system isn’t working properly, it needs to be fixed or replaced. The City will work with you to help resolve the problem, but if repairs are not completed, the City may issue an Order to Comply.

Maintaining your septic system

To avoid costly repairs, follow these best practices

  • Pump your tank regularly (as recommended by a professional).
  • Keep the area clear of trees and shrubs to prevent root damage.
  • Direct rainwater and downspouts away from the septic system.
  • Avoid flushing grease, wipes, chemicals, or other harmful materials.

Selling your property? Lenders and buyers may request a septic compliance letter to confirm the system’s condition.
